Manuel Knight established KnightConsult LLC in Washington DC in 2008.  He has exceptional experience in the field of physical planning and development for all kinds of tourism projects with specialties in market & financial feasibility studies, master planning and development of hotels, resort complexes and even entire destinations and related infrastructures. He has conducted assignments in over 75 countries typically assessing investment opportunities and risks in developing economies.

As an independent practitioner with no links to any development agency or investment group, he brings a totally objective perspective to any assignment. Through positions in US, UK, French and Japanese firms his experience for various donor agencies and commercial property developers, is extensive. With solid knowledge of international travel markets, of tourism operations and of the dynamics of investment, he can strengthen destination development master plans, tourism project strategies and scrutinize income streams and asset valuations, to ensure that they reflect reality. On several occasions he has served as World Tourism Organization [Madrid] advisor to Latin American countries. In June 2012 he addressed the Haiti Renewal Alliance Expo 2012 trade fair on strategies for investment in Haiti's tourism industry. Since 2011 he has been under contract to an international development bank with respect to hotel investments. For the 2011-12 academic year he lectured at George Washington University's School of Business, teaching the Destination Economics graduate level course.

Recent Assignments

Meso-American Barrier Reef Resort: Market & Financial Feasibility study for a proposed 200-room Marriott Resort beachfront facility on Ambergris Caye in the town of San Pedro. Assessed the competition, the current economics of the Caribbean resort performance indicators [Average Daily Rate, Occupancy percentages] studied the market in segments, and prepared the 15-year Cash Flow projection.
Hotel Loan Feasibility in Haiti: Financial Model for a hotel renovation. Prepared a 15-year detailed cash flow statement reflecting potential loan terms for rebuilding of a damaged hotel in Port au Prince.
Market Study for Emerging Destinations: Coastal and Inland destinations of Belize: For the Inter-American Development Bank and Belie government prepared a market study characteriing the demand and developed concepts for future works and interventions for a proposed sustainable tourism program. Examined ecotourism, reef-based tourism and cultural tourism trends including Mayan Trail.
Enabling Tourism Investment Climate: Challenges and Prospects for Tourism investments in the COMCEC Region: Developed a range of solutions and policy as well as institutional interventions addressing challenges for investment in 57 member nations of the Organizaiton of Islamic Cooperation largely in Africa, the Middle East and Asia.
Due Diligence for Ultra-luxurious resort project off Venezuela: Advised an EU investment group on market positioning & feasibility, financial performance, appointment of hotel operator, benchmarking advisor, Equator Principles compliance, community linkages and airline accessibility.
National Ecotourism Strategic Plan for the Dominican Republic: Proposed legal and institutional reforms and initiatives to support rural and community-based tourism in this major Caribbean destination. [Japan International Cooperation Agency, PADECO]
Axum-Adwa Cluster Destination Development Program, Ethiopian Sustainable Tourism Development Program: Developed a plan for physical works at archaeological and religious sites plus training, marketing and institutional strengthening programs for these towns along the nation's northern cultural touring route, in Tigray province. [World Bank]
Tourism & Employment in Cross River State, Nigeria: Prepared an economic profile of domestic and international tourism to this state in SE Nigeria, including employment, foreign currency earnings, hotel utilization and other indicators. This is part of a comprehensive program run by CDC Solutions supporting the Cross River destination. [World Bank]
